Foundation Wall Jogs

Foundation Wall Jogs Provide Character and Costs to Home Construction

By Mark J. Donovan

A complicated house plan commonly has a number of foundation wall jogs in it. Foundation wall jogs are effectively protrusions or recesses in the otherwise straight foundation wall. Foundation wall jogs help to enable a home to have unique character and texture.

Foundation wall jogs are frequently used for stepping forward or backwards dining rooms, bedrooms, family room additions and garages from the main body of the home.

Foundation wall jogs are also commonly used in large bay window areas to maximize floor space and to provide unique character to a room.

Foundation wall jogs, however, do complicate the foundation wall design and construction and thus ad cost to the home. Extra structural engineering effort is required to ensure a strong foundation. Horizontal and vertical rebar should be used in any concrete foundation wall, however it is even more important to include adequate rebar in and around foundation wall jogs.

In addition, the foundation form installers require more skill and time to properly install forms for foundation wall jogs, which as a result adds to the foundation costs. The installation of foundation forms is even further exacerbated when foundation wall stepping is required.

So if you are thinking about building a new home or home addition, and are concerned about costs, think twice about including foundation wall jogs. Though they add character to a home, they do increase building costs.
