However, it is important to remember that most attics are not necessarily structurally designed to support a new living space.<\/span><\/p>\n<p><span style=\"font-size: 14pt;\">I would highly recommend that before embarking on an attic conversion project that you first develop detailed sketches and have them approved by your local building inspector.<\/span><\/p>\n<p><span style=\"font-size: 14pt;\">Key areas of interest to both you and the building inspector will be the size of the existing attic floor joists (lower level ceiling joists), the use of trusses in the roof construction, and the modification of any existing collar ties, braces and other structural roof members.<\/span><\/td>\n<\/tr>\n<\/tbody>\n<\/table>\n<p style=\"text-align: left;\"><span style=\"font-size: 14pt;\">It is important not to remove or modify existing collar ties, braces and other structural roof members without first getting building inspector approval. To do so could result in a dangerous compromise of the roof\u2019s structural integrity.<\/span><\/p>\n<p style=\"text-align: left;\"><span style=\"font-size: 14pt;\"><strong>Use Nail Gun on Attic Conversion Project<\/strong><\/span><\/p>\n<p style=\"text-align: left;\"><span style=\"font-size: 14pt;\">When framing an attic, I highly recommend the use of a nail gun, such as the <strong><span style=\"color: #0000ff;\"><a style=\"color: #0000ff;\" href=\"https:\/\/www.amazon.com\/gp\/product\/B000A79HWA\/ref=as_li_tl?ie=UTF8&amp;camp=1789&amp;creative=9325&amp;creativeASIN=B000A79HWA&amp;linkCode=as2&amp;tag=wwwhomeadditi-20&amp;linkId=8e0e7ef0d65ced75dc4f8b7804908215\" target=\"_blank\" rel=\"noopener\">BOSTITCH F21PL Round Head 1-1\/2-Inch to 3-1\/2-Inch Framing Nailer with Positive Placement Tip and Magnesium Housing<\/a><\/span><\/strong><img loading=\"lazy\" decoding=\"async\" style=\"border: none !important; margin: 0px !important;\" src=\"\/\/ir-na.amazon-adsystem.com\/e\/ir?t=wwwhomeadditi-20&amp;l=am2&amp;o=1&amp;a=B000A79HWA\" alt=\"\" width=\"1\" height=\"1\" border=\"0\" \/>, as the use of a hammer could disturb the lower level drywall ceilings.<\/span><br \/>\n<script async src=\"\/\/pagead2.googlesyndication.com\/pagead\/js\/adsbygoogle.js\"><\/script><br \/>\n<!-- 468x60_below_Author_Name --><br \/>\n<ins class=\"adsbygoogle\" style=\"display: inline-block; width: 468px; height: 60px;\" data-ad-client=\"ca-pub-3988490936633155\" data-ad-slot=\"5936342260\"><\/ins><br \/>\n<script>\n(adsbygoogle = window.adsbygoogle || []).push({});\n<\/script><\/p>\n<table style=\"width: 100%;\">\n<tbody>\n<tr>\n<td style=\"text-align: left;\" width=\"50%\"><span style=\"font-size: 14pt;\"><strong>Attic Floor Construction<\/strong><\/span><\/p>\n<p><span style=\"font-size: 14pt;\">If the existing <span style=\"text-decoration: underline;\"><a href=\"http:\/\/homeadditionplus.com\/dev\/framing\/what-are-floor-joists\/\"><strong><span style=\"color: #0000ff; text-decoration: underline;\">floor joists<\/span><\/strong><\/a><\/span> are deemed too small, the building inspector may require the sistering of larger floor joists to the existing ones. This process involves the nailing of larger ceiling floor joists to the existing ones.<\/span><\/p>\n<p><span style=\"font-size: 14pt;\">For the <span style=\"text-decoration: underline;\"><a href=\"http:\/\/homeadditionplus.com\/dev\/framing\/plywood-versus-osb-sheathing\/\"><strong><span style=\"color: #0000ff; text-decoration: underline;\">subflooring<\/span><\/strong><\/a><\/span> use 4&#215;8 sheets of \u00be\u201d tongue and grooved plywood or Oriented Strand Board (OSB). They should be installed perpendicular to the floor joists.<\/span><\/td>\n<td style=\"text-align: center;\" width=\"47%\"><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-4098\" src=\"http:\/\/homeadditionplus.com\/dev\/wp-content\/uploads\/2016\/11\/knee_wall_Framing.jpg\" alt=\"Framing an attic addition\" width=\"259\" height=\"194\" \/><\/td>\n<\/tr>\n<\/tbody>\n<\/table>\n<p style=\"text-align: left;\"><span style=\"font-size: 14pt;\"><strong>Framing Attic Ceiling<\/strong><\/span><\/p>\n<p style=\"text-align: left;\"><span style=\"font-size: 14pt;\">When framing an <span style=\"text-decoration: underline;\"><a href=\"http:\/\/homeadditionplus.com\/dev\/home_addition_bid_sheets\/attic-conversion-bid-sheet\/\"><strong><span style=\"color: #0000ff; text-decoration: underline;\">attic addition<\/span><\/strong><\/a><\/span> and a flat ceiling is desired, at least for a portion of the room, collar ties will need to be attached between the roof rafters. Collar ties are cross members that connect roof rafters together. Collar ties should be constructed out of 2-by framing material.<\/span><\/p>\n<p style=\"text-align: left;\"><span style=\"font-size: 14pt;\">In creating the flat attic ceiling it is important to make sure the collar ties are positioned at the same height from the attic floor, from roof rafter to roof rafter. The best way to do this is to use a chalk line and a 4 foot level.<\/span><\/p>\n<table style=\"width: 100%;\">\n<tbody>\n<tr>\n<td style=\"text-align: left;\" width=\"50%\"><span style=\"font-size: 14pt;\">Start by measuring from the attic floor to the roof rafter for the desired attic ceiling height. Mark this location on a roof rafter at one end of the attic. Repeat the process at the far end of the attic addition. Now snap a chalk line between the points. You should end up with a reference line that runs across all of the roof rafters on one side of the future attic addition.<\/span><\/p>\n<p><span style=\"font-size: 14pt;\">Repeat the process on the other side of the attic addition.<\/span><\/p>\n<p><span style=\"font-size: 14pt;\">Now you should have the reference lines on each side of the roof rafters to act as reference guides when installing the collar ties. This said, I additionally recommend the use of a 4 foot level to make sure the collar ties are level as you nail them to the roof rafters. Then cap the top plate with an additional 2&#215;4 for added wall strength. The stud spacing should be on 16\u201d centers.<\/span><\/p>\n<p style=\"text-align: left;\"><span style=\"font-size: 14pt;\">When cutting the 2&#215;4 vertical studs, transfer the roof pitch onto one end of the studs. This angled cut will be positioned such that it forms the top of the wall. The top plate and cap plate will nail to these angled cuts. The bottom plate will nail to the 90 degree cut.<\/span><\/p>\n<p style=\"text-align: left;\"><span style=\"font-size: 14pt;\"><strong>Boxing in Chimney, Vents and other Obstruction Areas<\/strong><\/span><\/p>\n<p style=\"text-align: left;\"><span style=\"font-size: 14pt;\">Inevitably you will need to box in around items such as a chimney, vents and other obstruction areas.
