They are listed below.<br \/>\n<\/span><\/td>\n<\/tr>\n<\/tbody>\n<\/table>\n<h3 style=\"text-align: left;\"><span style=\"font-size: 14pt;\">Already Easy Access to Finished Attic Area<br \/>\n<\/span><\/h3>\n<p style=\"text-align: left;\"><span style=\"font-size: 14pt;\">One of the main reasons I knew my finished attic costs would be low was due to the key fact that I already had easy access to my garage attic area. There was already a door opening area between the main house and the garage addition, with effectively a vestibule landing area between the house and the garage. The landing area was such that we could either step down 4 steps to the garage or step up 4 steps to the garage attic area from the main house. <\/span><br \/>\n<script async src=\"\/\/pagead2.googlesyndication.com\/pagead\/js\/adsbygoogle.js\"><\/script><\/p>\n<p><script>\n(adsbygoogle = window.adsbygoogle || []).push({});\n<\/script><\/p>\n<table style=\"width: 100%;\">\n<tbody>\n<tr>\n<td style=\"text-align: left;\" width=\"50%\">\n<h3 style=\"text-align: left;\"><span style=\"font-size: 14pt;\">Finished Garage Attic Space Had Plenty of Floor Area and Head Height<br \/>\n<\/span><\/h3>\n<p style=\"text-align: left;\"><span style=\"font-size: 14pt;\">My garage addition was 26\u2019 x 26\u2019, and when I built it, I decided to include a large dormer, with windows, in the garage attic. <\/span><\/p>\n<p style=\"text-align: left;\"><span style=\"font-size: 14pt;\">When I built the garage addition, I had originally thought that I would use the garage attic area for storage, but that I wanted plenty of light in it and I wanted plenty of headroom.\u00a0<\/span><\/p>\n<\/td>\n<td style=\"width: 1%;\" width=\"1%\"><\/td>\n<td style=\"text-align: center;\" width=\"49%\"><img loading=\"lazy\" decoding=\"async\" class=\"alignnone wp-image-5107\" src=\"http:\/\/homeadditionplus.com\/dev\/wp-content\/uploads\/2016\/11\/Attic_Remodeling-300x225.jpg\" alt=\"Attic Renovation and Planning an attic remodeling project.\" width=\"275\" height=\"206\" srcset=\"https:\/\/homeadditionplus.com\/dev\/wp-content\/uploads\/2016\/11\/Attic_Remodeling-300x225.jpg 300w, https:\/\/homeadditionplus.com\/dev\/wp-content\/uploads\/2016\/11\/Attic_Remodeling.jpg 640w\" sizes=\"auto, (max-width: 275px) 100vw, 275px\" \/><\/td>\n<\/tr>\n<\/tbody>\n<\/table>\n<\/div>\n<p><span style=\"font-size: 14pt;\">So, with the large garage footprint and plenty of headroom and natural light in the attic, the space lent itself nicely for doing a finished attic conversion.<\/span><\/p>\n<div class=\"KonaBody\">\n<h3 style=\"text-align: left;\"><span style=\"font-size: 14pt;\">No Exterior Work Required<br \/>\n<\/span><\/h3>\n<p style=\"text-align: left;\"><span style=\"font-size: 14pt;\">Another reason I determined my finished attic costs for construction would be low, there was no exterior work to be done. No demolition, no roofs or dormers to add, and no house siding to rip off and replace. <\/span><\/p>\n<table style=\"width: 100%;\">\n<tbody>\n<tr>\n<td style=\"text-align: left;\" width=\"50%\">\n<h3 style=\"text-align: left;\"><span style=\"font-size: 14pt;\"><strong>No Excavation or Foundation Work Required<\/strong><br \/>\n<\/span><\/h3>\n<p style=\"text-align: left;\"><span style=\"font-size: 14pt;\">Unlike a house extension, finishing an attic requires no excavating work. Thus, there is no foundation to have to install with an attic conversion project. Also, I had used 2&#215;10 ceiling joists in the garage addition, so effectively I had 2&#215;10 floor joists for the attic floor. No sistering of larger attic floor joists was required.<br \/>\n<\/span><\/p>\n<h3 style=\"text-align: left;\"><span style=\"font-size: 14pt;\"><strong>My Total Finished Attic Costs<\/strong><br \/>\n<\/span><\/h3>\n<p style=\"text-align: left;\"><span style=\"font-size: 14pt;\">I estimated my finished attic costs to be $7,350. Below is a breakdown of my finished attic costs.<\/span><\/p>\n<ul style=\"text-align: left;\">\n<li style=\"text-align: left;\"><span style=\"font-size: 14pt;\">Framing &#8211; $300<\/span><\/li>\n<li style=\"text-align: left;\"><span style=\"font-size: 14pt;\">Sheetrock and Trim &#8211; $2,500; I contracted this work out.<\/span><\/li>\n<li style=\"text-align: left;\"><span style=\"font-size: 14pt;\">Electrical &#8211; $500; I did the work myself, which involved installing a number of outlets\/switches and a couple of overhead ceiling lights.<\/span><\/li>\n<li style=\"text-align: left;\"><span style=\"font-size: 14pt;\">Heating &#8211; $2,000; I had a third hot water heating zone put in buy a plumber.<\/span><\/li>\n<li style=\"text-align: left;\"><span style=\"font-size: 14pt;\">Flooring &#8211; $1,500 for carpeting<\/span><\/li>\n<li style=\"text-align: left;\"><span style=\"font-size: 14pt;\">Trim &#8211; $400; I did my own finish carpentry trim work.<\/span><\/li>\n<li style=\"text-align: left;\"><span style=\"font-size: 14pt;\">Paint &#8211; $100<\/span><\/li>\n<li style=\"text-align: left;\"><span style=\"font-size: 14pt;\">Permits &#8211; $50<br \/>\n<\/span><\/li>\n<\/ul>\n<p style=\"text-align: left;\"><span style=\"font-size: 14pt;\">Of note, I did not require any additional plumbing other than the forced hot water heating elements that I had installed.<br \/>\n<\/span><\/p>\n<p style=\"text-align: left;\"><span style=\"font-size: 14pt;\">So, my advice to anyone thinking about a finished attic conversion project is, if you have easy access to the attic, there is plenty of headroom and natural lighting already in the attic, and little additional interior structural framing is required, then your attic is ripe for finishing.
